			<content:encoded><![CDATA[<p>Online auctions are probably my favorite way to sell land. There are so many different ways you can run the auction and so many different promotions you can run to create an attractive auction for your audience. But in order for an online auction to work, there are a few prerequisites to making sure everything runs smoothly.</p>
<p>First of all, you need to have a buyer’s list. If you don’t have a list of people to email and tell about the auction then who is going to be buying all those properties you have up for auction? Secondly, you should have options for your customers to work with. Typically in my auctions, I will have property ranging from less than an acre all the way up to 160 acres. I will also have properties at all different price ranges, and a group of properties that buyers can finance as well.<span id="more-1219"></span></p>
<p>Financing is an amazing tool and it allows you to open your auction up to a lot more customers who may not be able to pay cash up front for a piece of real estate. Without going into too much detail, seller financing is the way to go and allows you to reclaim a property if a buyer stops making payments.</p>
<p>In essence, you’re going to be emailing your buyers list about this auction sending them to your website, which should have a complete list of properties up for auction. The best way to go about the actual auction is to go through a website like LiveAuctioneers.com or ProxiBid.com. You can also run reverse auctions, but that’s a topic for another day!</p>

			<content:encoded><![CDATA[<p>I’ve seen plenty of business owners who had a great product and a great website, but just couldn’t make any money. The thing that all of those failed business owners had in common was a lack of a buyer’s list. The buyer’s list is your golden ticket to success. Building a buyer’s list isn’t hard to do, but you MUST do it if you want to have an audience to reach!</p>
<p>There are plenty of ways to build up a buyer’s list. In essence, when traffic hits your page, you will bribe them for their information. You’re basically trading their email address for more information on the next page. You will do this with what is called an “opt-in box”. It’s a little form that somebody will have to fill out to get your special offer. Once you get this information, you’re golden!<span id="more-1216"></span></p>
<p>At this point, you will want to train your list to expect a constant stream of information from your website. You don’t want to bombard your list with email, but you do want to train your list to expect your name in their inbox. You will always have folks who unsubscribe from your list, and that’s fine. But if you don’t send information out consistently, you are sure to see a LOT more people on your list unsubscribing.</p>
<p>You will also keep more subscribers if you send out quality information at a good pace… But that’s a topic for another day!</p>

You&#8217;re asking yourself the wrong questions. Instead of asking &#8220;why aren&#8217;t I successful,&#8221; you should be asking, &#8220;why do I want to be successful?&#8221; The difference between the two questions is obvious. With the first question, you&#8217;re seeking knowledge that you probably already have but just don&#8217;t want to face. Most folks who are unsuccessful know why deep down, they just don&#8217;t want to correct it. With the second question, you&#8217;re seeking motivation to become the successful individual you want to be. </span></p>
<p><span style="font-family: Cambria;">When seeking the motivation to become successful, the larger the &#8220;why&#8221; you can give yourself the better. The bigger the why, the more juice you&#8217;ll be able to squeeze out of your motivation as time goes on. So how to decide on the perfect &#8220;why?&#8221; Well, there are two different types of why&#8217;s you can motivate yourself with: self-oriented why&#8217;s and other-other oriented why&#8217;s. <span id="more-1213"></span></span></p>
<p><span style="font-family: Cambria;">A self-oriented why would consist of something like the desire to never live in poverty again, or to drive a better car and live in a bigger house? An other-oriented why would consist of a desire to send your kids to college or to spend more time with your family. Typically, folks will start with a self-oriented why, though other-oriented why&#8217;s typically offer stronger and longer lasting motivation. I can tell you from personal experience that it is extremely difficult to attain success without a strong motivation. If you do not have a strong enough why, motivation will be hard to sustain throughout your journey. </span></p>
<p><span style="font-family: Cambria;">The main thing to remember when selecting a motivation is to be honest with yourself. If you are not honest with yourself, then your motivation will be false and will surely not last long enough for you to reach your goal. As long as you are honest with yourself and remain positive, you should be strong enough to overcome any obstacles you may face.</span></p>

I can personally tell you that it is quite the test, but if you manage your money the right way and can just show a little bit of discipline, everything will work out just fine.</p>
<p>Just because you brought in a million dollars, it doesn’t mean that’s just going to happen from now on. Now is not the time to relax; actually, it’s quite the opposite of that. Now is when you should really kick it into high gear and start building on top of that nice foundation you’ve made yourself. And no matter what you do, ALWAYS remember…<span id="more-1210"></span></p>
<p><strong>IT’S NOT WHAT YOU MAKE, IT’S WHAT YOU KEEP.</strong></p>
<p>This is one of the most important rules to remember as you transition into your wealth. I know plenty of people who have been terrible with money their whole lives, made a little bit of money finally, and then just blew it all away. If you’re not great with money, that’s okay! But unless you want to be broke in a year and back at square one, you’re just going to have to show some discipline.</p>
<p>Once you start making more money, you’re also going to have to worry about a ton of different taxes that you never knew even existed. Not to mention the fact that you’ll be in a higher tax bracket. Your tax strategy is very important as well and that’s why I have my own CPA working for me. Doing things right when it comes to taxes is extremely important to keeping your business completely in the black.</p>

			<content:encoded><![CDATA[<p>Ever since I started investing in real estate, I always enjoyed investing in land the most. Land investments are considered by many to be a coin toss. Do what research you can, find a piece of land to buy, then sit on it and hope prices go up. To me that sounds more like a gamble than an investment. And who wants to gamble with their livelihood?</p>
<p>The way I do business, for one, is much more profitable, and two, requires much less gambling and speculating than typical real estate investments. In fact, with my way of real estate investing you can get started with almost no money up front.<span id="more-1207"></span></p>
<p><strong>So how do I do it?</strong></p>
<p>My proven method for acquiring land for pennies takes the guesswork out of real estate investment. If you really want to make money in real estate investing, you should do the same. The way I invest in land, I will typically acquire a parcel for 5 to 20% of actual market value. At that point, I’ve already won. Even if the market goes down on the land or spend some time holding onto it, there’s almost no way I can take a loss on that property.</p>
<p>Discipline is the name of the game. If you sink too much money into a piece of land that isn’t all that attractive, then it’s going to be pretty hard to make a profit. But as long as you are disciplined, set limits for yourself and make smart decisions, you’ll be fine!</p>

			<content:encoded><![CDATA[<p>This truly is an amazing time to be a business owner. Sure, times are tough, but us small business owners have some tools available to us that have revolutionized the way business is done.</p>
<p>If you’re just starting your business, it can seem to be a daunting task, and in some ways it is. Even if you are an experienced business owner, money probably isn’t flowing in for you the way it was a few years ago. Where did all the customers go? It seems that finding buyers isn’t as easy as it used to be. But plenty of my students and I know that this just isn’t the truth.<span id="more-1205"></span></p>
<p>The internet completely revolutionized the way that business could be done, and social networking changed the game again. Facebook, Twitter and other social networking websites are home to MILLIONS of individuals who have listed their hobbies, dreams, desires, and turn offs. All of this information is just sitting out there on the internet in plain sight just waiting for you to utilize it.</p>
<p>This has been dubbed the age of information and it’s completely true. Information is a business owner&#8217;s fuel and without it, he is doomed to fail. Luckily you have plenty of it. You have a huge advantage on the businessmen of the past who simply had to hope that someone would stumble across one of their advertisements.</p>
<p><a name="_GoBack"></a>Thanks to the advent of the internet, you have an amazing way to capture the attention of millions who spend hours a week (even hours a day!) surfing the web. There are plenty of free and inexpensive tools out there that will allow you to target an audience that will respond to your product.</p>

			<content:encoded><![CDATA[<p>This is one of the most important rules to remember in this business. It has guided me from day one and it has never done me wrong. <strong>YOU ARE NOT YOUR MARKET.</strong> What do I mean by this? If you’ve ever heard the expression, “one man’s trash is another man’s treasure”, then you know exactly what I mean.</p>
<p>In this business, just like any other, you’re going to come across some product that you wouldn’t touch with a ten-foot pole. In my business (and probably yours if your reading this) that product is land. To be completely honest, since I am not a hunter, camper or someone that likes to be totally off the grid, I don’t find a lot of the land that I sell desirable. But in the end, I’m not selling land to me.<span id="more-1200"></span></p>
<p>It may sound strange at first, but how many business owners do you think market a product that they aren’t that fond of? Probably most if not all of them! Do you think the CEO of McDonald’s enjoys every item on the menu? Do you think the presidents of some of the biggest record companies are fans of every artist on their label? No!</p>
<p>One of the most important points to remember is that every piece of land (or whatever product you’re selling) has value to somebody. For example, I was given a piece of land that I considered to be a dud. There was a wash right through the middle of the property and had features that would have made it unbelievably expensive to develop. To me, this land was, to be frank, garbage, but I listed it anyways. Within days I had an offer from an individual who sounded like he had hit the lottery! He had been searching for the perfect piece of land for him and his family to ride their ATV’s on, and he found it!</p>
<p>You’re wants, desires and dreams may not match the wants, desires and dreams of your market. So when you’re confronted with a product that you find completely undesirable, I PROMISE you that there is somebody somewhere that wants that product. The key is finding out how to reach that person… But that’s a story for another time!</p>

			<content:encoded><![CDATA[<p>When I first started in this business, I was really happy because I was making money in real estate, but at the same time I was overworked. There are so many parts of this business that aren’t necessarily difficult but can be ridiculously time consuming. The way that I do business, and the way that I will teach you to do business requires that you contact hundreds of potential sellers.</p>
<p>With the way my system is set up, this isn’t a difficult process, but as I stated before, it can be very time consuming. For this reason, you will need (and want) to be acquainted with a very simple concept.<span id="more-1196"></span></p>
<p><a name="_GoBack"></a><strong>OUTSOURCING, OUTSOURCING, OUTSOURCING.</strong></p>
<p>There are tons of great ways to outsource and you can get as creative as you want. For some of my businesses, I outsource almost all of my work, but for somebody just starting out that isn’t totally possible. If you have kids, you can have them do a lot of your busy work, including stamping and labeling postcards. What a great way to have them earn some allowance!</p>
<p>But for work that requires a little bit more knowledge or skill, there are all sorts of professionals that specialize in outsourced work. There are a plethora of websites that will allow you to find professional writers to handle any of your writing needs. You will also find yourself processing a TON of information. There are professionals that can process information for you, organize it, and analyze it. This is especially helpful when processing lists that will include HUNDREDS of properties.</p>
<p>When first starting out, it would be advantageous to at least do all of these tasks once. But once you get the idea, outsourcing will save you loads of time. You may find the urge to avoid outsourcing, bite the bullet and just do the extra work. That’s fine, but remember; you can ALWAYS make more money in real estate investing. You can never make more time!</p>
