Online auctions are probably my favorite way to sell land. There are so many different ways you can run the auction and so many different promotions you can run to create an attractive auction for your audience. But in order for an online auction to work, there are a few prerequisites to making sure everything runs smoothly.
First of all, you need to have a buyer’s list. If you don’t have a list of people to email and tell about the auction then who is going to be buying all those properties you have up for auction? Secondly, you should have options for your customers to work with. Typically in my auctions, I will have property ranging from less than an acre all the way up to 160 acres. I will also have properties at all different price ranges, and a group of properties that buyers can finance as well. (more…)

I’ve seen plenty of business owners who had a great product and a great website, but just couldn’t make any money. The thing that all of those failed business owners had in common was a lack of a buyer’s list. The buyer’s list is your golden ticket to success. Building a buyer’s list isn’t hard to do, but you MUST do it if you want to have an audience to reach!
There are plenty of ways to build up a buyer’s list. In essence, when traffic hits your page, you will bribe them for their information. You’re basically trading their email address for more information on the next page. You will do this with what is called an “opt-in box”. If you’ve ever asked yourself that question, you have your answer right there. You’re asking yourself the wrong questions. Instead of asking “why aren’t I successful,” you should be asking, “why do I want to be successful?” The difference between the two questions is obvious. With the first question, you’re seeking knowledge that you probably already have but just don’t want to face. Most folks who are unsuccessful know why deep down, they just don’t want to correct it. With the second question, you’re seeking motivation to become the successful individual you want to be.
When seeking the motivation to become successful, the larger the “why” you can give yourself the better. The bigger the why, the more juice you’ll be able to squeeze out of your motivation as time goes on. So how to decide on the perfect “why?” Well, there are two different types of why’s you can motivate yourself with: self-oriented why’s and other-other oriented why’s. (more…)

It has been said that the only thing harder than making your first million dollars, is keeping it. I can personally tell you that it is quite the test, but if you manage your money the right way and can just show a little bit of discipline, everything will work out just fine.
Just because you brought in a million dollars, it doesn’t mean that’s just going to happen from now on. Now is not the time to relax; actually, it’s quite the opposite of that. Ever since I started investing in real estate, I always enjoyed investing in land the most. Land investments are considered by many to be a coin toss. Do what research you can, find a piece of land to buy, then sit on it and hope prices go up. To me that sounds more like a gamble than an investment. And who wants to gamble with their livelihood?
The way I do business, for one, is much more profitable, and two, requires much less gambling and speculating than typical real estate investments. In fact, with my way of real estate investing you can get started with almost no money up front. (more…)

This truly is an amazing time to be a business owner. Sure, times are tough, but us small business owners have some tools available to us that have revolutionized the way business is done.
If you’re just starting your business, it can seem to be a daunting task, and in some ways it is. Even if you are an experienced business owner, money probably isn’t flowing in for you the way it was a few years ago. Where did all the customers go? This is one of the most important rules to remember in this business. It has guided me from day one and it has never done me wrong. YOU ARE NOT YOUR MARKET. What do I mean by this? If you’ve ever heard the expression, “one man’s trash is another man’s treasure”, then you know exactly what I mean.
In this business, just like any other, you’re going to come across some product that you wouldn’t touch with a ten-foot pole. In my business (and probably yours if your reading this) that product is land. To be completely honest, since I am not a hunter, camper or someone that likes to be totally off the grid, I don’t find a lot of the land that I sell desirable. When I first started in this business, I was really happy because I was making money in real estate, but at the same time I was overworked. There are so many parts of this business that aren’t necessarily difficult but can be ridiculously time consuming. The way that I do business, and the way that I will teach you to do business requires that you contact hundreds of potential sellers.
With the way my system is set up, this isn’t a difficult process, but as I stated before, it can be very time consuming. For this reason, you will need (and want) to be acquainted with a very simple concept. (more…)

Lately, whenever I tell people I’m in real estate, they get a troubled look on their face as if they had just pointed out to me an embarrassing fact. Most folks just assume that there is no way I’m making money in real estate in times like these, when the truth is quite the opposite. This is the BEST time for me to be in business.

Not very many folks are willing to buy land right now: an investment that’s seen by many as a hit or miss kind of opportunity. But in reality land is one of few sure things on the market right now. People overthink things. This is a fact that I’ve come to accept through my dealings throughout the years. They see the fortune and business that I’ve built for myself and overcomplicate it. They worry that even after all of their hard work, money and time invested that it just won’t work for them.
Well, if that’s your thought process, then you are 100% correct. You won’t succeed. The “secret” to being successful is your mindset. Did you know that 67% of billionaires are self-made? The number is even higher when speaking about self-made millionaires. The thing all the folks included in the statistic have in common is their mindset. None of them pondered failure.
